What is a Retrofit Feasibility Study?
A Retrofit Feasibility Study is an expert, data-driven report that gives you an actionable plan to decarbonise your building(s). It moves you from “what should we do?” to “here is the plan.” It identifies the best measures (e.g. fabric-first, heat pumps, solar), models their impact, and creates a clear roadmap that aligns with your budget and goals, whether for one commercial building or a whole housing portfolio.
What does your feasibility process actually involve?
1. Discovery & Data Analysis – reviewing your goals, budgets, and existing portfolio data to establish a clear baseline and project scope.
2. Assessment & Data Collection – a data-driven approach starting with a desk-based review of existing data. Where data is missing or out-of-date, our qualified assessors conduct detailed on-site surveys and data collection.
3. Optioneering – modelling “good, better, best” scenarios, comparing fabric-first approaches with Low/Zero-Carbon technologies to find the optimal solution.
4. Strategic Report – a clear, actionable report ready for funding bids, board approval or compliance submission.
What’s the difference between your three study types?
We tailor the study to your specific goal:
MEES Compliance Report – a highly focused “Path to C” (or A or B) report for commercial landlords, identifying the most cost-effective route to meet compliance and avoid penalties. We recently delivered exactly this for a Westminster homelessness charity, providing a costed, fabric-first pathway to EPC C across 20 flats within a Conservation Area.
Low-Carbon Technology Study – a specific “what if?” analysis answering questions like “are heat pumps or solar PV viable for my buildings?”, with indicative costs and performance data. We recently used this approach to help a Bristol housing co-operative weigh up connecting to an emerging heat network against individual heat pumps.
Portfolio Decarbonisation Study – our most comprehensive solution for Housing Associations and Local Authorities. A PAS 2035/2038-aligned Net Zero roadmap providing the archetypal analysis and phased plan needed for large-scale funding bids (like the Warm Homes: Social Housing Fund). We recently delivered exactly this for a 1,500+ property Cardiff housing association, producing a 30-year decarbonisation pathway for their entire portfolio.
How does this study help me win funding bids?
Our Portfolio Decarbonisation Study is designed specifically to support funding applications, providing the essential, robust evidence funding bodies need to see: a portfolio-wide data baseline, representative archetypal analysis, a clear “good, better, best” set of scenarios, and a credible, phased plan. This data-led approach demonstrates a “shovel-ready” project – critical for a successful application. Our technical modelling has directly contributed to a successful Warm Homes: Social Housing Fund Wave 3 bid for a rural housing provider, which went on to become a full delivery contract.
We have thousands of properties. Do you need to visit every one?
No. Our data-driven process is designed for scale. We always start with a desk-based review of your existing portfolio data (Step 1). From there, we work with you to identify representative “archetypes” (e.g. a 1960s mid-terrace), and only conduct detailed on-site surveys (Step 2) on a sample of those archetypes – as we did when consolidating a 1,500+ property portfolio into just 18 representative archetypes. This makes the process much faster, more affordable and highly scalable.
What do I actually get at the end?
You receive a Strategic Report (Step 4) – not just a spreadsheet, but a clear, actionable plan. It shows the different scenarios we modelled, the indicative energy savings for each and a clear, phased implementation plan. The report is designed to be presented to a board, submitted for a funding bid or given to a Retrofit Coordinator to start work.
