Understanding Domestic EPCs: Your Questions Answered
What is a Domestic EPC?
A Domestic Energy Performance Certificate (EPC) rates a residential property’s energy efficiency from A (most efficient) to G (least efficient), and highlights the areas most worth improving. It’s distinct from a Commercial EPC, which uses different methodology for non-domestic buildings – we deliver both, so we’ll advise which applies to your property if you’re unsure.
Why is an EPC required, and when do I need one?
An EPC is a legal requirement whenever a residential property is built, sold or let. Buyers and tenants are legally entitled to see it before committing, and for new builds, Building Control won’t sign off completion without one.
How does MEES affect my rental property’s EPC?
If you let a residential property, it currently needs to meet EPC E as a minimum. Under the confirmed MEES 2030 roadmap, that rises to EPC C by 1 October 2030 for all tenancies, with the cost cap landlords must spend pursuing compliance rising to £10,000 per property before a High Cost Exemption applies. From October 2026, EPCs are also moving to a four-metric system with a fabric-first rule, so insulation and glazing performance will need to clear a minimum bar before other measures count toward compliance.
Do you offer standalone domestic EPC assessments?
No – we don’t provide domestic EPCs as a one-off, isolated service. We deliver them as part of a wider package, such as alongside SAP calculations on a new build (as with Woodstock Homes’ Baily Court development) or air tightness testing, or for clients managing multiple properties, such as a housing association portfolio. This keeps the EPC grounded in real, measured data rather than assumptions made in isolation.
Can you deliver domestic EPCs at scale across a large portfolio?
Yes – on St Mungo’s 300-unit social housing portfolio, we’re delivering EPCs across a genuinely mixed-tenure stock: self-contained flats, each needing an individual EPC, alongside HMOs assessed under a single EPC covering multiple bedsits. Running both assessment logics accurately, side by side, is exactly the kind of scale we’re set up for.
What does your EPC service actually involve?
Our assessors carry out a full on-site energy evaluation – fabric, heating system, glazing, insulation and more – and produce the certificate alongside clear, prioritised advice on the improvements that would move the rating up a band. We keep assumed data to the bare minimum, working from what’s actually installed rather than defaulted figures.
