What is a Commercial EPC?

A Commercial Energy Performance Certificate (EPC) is a legally required document that shows the energy efficiency of a non-domestic building on a scale from ‘A’ (most efficient) to ‘G’ (least efficient) and 0-150+.

The certificate also provides a recommendation report with suggestions on how to improve the building’s energy performance.
Unlike domestic EPCs which focus on fuel costs, commercial ratings are based on Carbon Emissions (CO₂).

When do I need one?

You legally require a valid Commercial EPC if you are:

– Selling or renting out a commercial property.

– Constructing a new commercial building.

– Making significant changes to heating, cooling, or ventilation systems.

Note: The EPC must be commissioned before the property is marketed.

What are the Minimum Energy Efficiency Standards (MEES)?

MEES regulations currently make it illegal to grant a new lease (or continue an existing one) if your commercial property has an EPC rating of ‘F’ or ‘G’ (unless you have a valid exemption).

– Current Standard: EPC E.

– Future Standard: The government has proposed raising this minimum to EPC C by 2027 and EPC B by 2030. Landlords should act now to avoid being left with unlettable properties.

How can I improve my rating?

Common improvements include upgrading to LED lighting, adding occupancy sensors, improving insulation or installing more efficient heating/cooling systems. However, the most cost-effective “quick win” is often conducting an Air Permeability Test to prove your building is not leaking heat, rather than accepting the software’s poor default score.
