We analyse your historic energy data, utility bills, and half-hourly consumption metrics to establish an accurate operational baseline. This allows us to identify unusual base loads, out-of-hours energy waste and immediate opportunities for tariff or management optimisation.

2. Physical Site Inspection

How does a Commercial Energy Survey differ from a Commercial EPC?

The distinction comes down to operational reality versus asset compliance:

– A Commercial Energy Survey looks at actual building performance. It evaluates your real utility bills, operational schedules, control settings and physical heat loss to find operational waste and calculate financial ROI and payback periods for upgrades.

– A Commercial EPC is a statutory asset rating based on a standardised building model (SBEM). It evaluates the theoretical potential of the building fabric and fixed services under generic operating conditions to rank its carbon emissions for legal transactions and MEES compliance.

If you need to cut your monthly utility bills or optimise an inefficient heating plant, you require an Energy Survey. If you need a certificate to legally rent, lease or sell a property, you require a Commercial EPC.

Do your surveys include diagnostic testing like thermal imaging or air testing?

Standard commercial energy surveys are visual, data-driven assessments. They do not include advanced diagnostics by default. However, where a property presents specific structural issues or complex heat loss challenges, we frequently recommend adding advanced testing as a tailored add-on. Because we hold these capabilities in-house, we can easily deploy:

– Air Tightness Testing: To measure precise air permeability and pinpoint structural draughts or envelope failures.

– Thermal Imaging (Thermography): To map surface temperatures across the building fabric, exposing missing insulation or thermal bridging.

What does the final report actually deliver?

You receive an actionable Strategic Report, not an automated spreadsheet. The report explicitly categorises findings into a phased roadmap:

– Operational Quick-Wins: Low-cost or zero-cost management adjustments, such as recalibrating HVAC time-clocks, optimising heating curves, or sealing doors, which drop energy costs immediately.

– Targeted Capital Upgrades: Mid-to-high-cost physical interventions, such as LED lighting overhauls, building fabric insulation or low-carbon heating systems. Each intervention is clearly paired with projected energy savings, carbon reductions and estimated payback periods.

Can your reports be used to support energy grant or funding applications?

Yes. Funding bodies, green finance lenders and public grant schemes require independent, professional evidence of potential energy and carbon savings before approving capital applications. Because our assessment methodology is transparent, data-driven and independent, our reports routinely serve as the core technical baseline required to secure capital grants for technologies such as solar PV arrays, commercial battery storage and heat pump installations.

What do you need from us to get started?
