What is a cavity wall?

Most homes built after the 1920s have cavity walls. This means there are two separate layers of brick or blockwork that form the external walls, with a gap or “cavity” in between. This cavity was originally designed to prevent moisture from passing from the outer wall to the inner wall and acts as a natural insulator.

What is a cavity wall camera inspection?

A cavity wall camera inspection is a minimally invasive procedure to see what’s going on inside the hidden gap in your walls. We use a specialised tool called a borescope (a thin, flexible tube with a camera on the end) to look inside the cavity. This allows us to check for the presence and condition of any insulation, look for signs of damp, and identify any debris or blockages.

How is the inspection carried out?

he process is simple and causes minimal disruption:

1. Our assessor will first inspect the outside of your walls for any obvious issues.

2. We then drill a few small, 8mm holes in the mortar joints of your brickwork at various points around the property.

3. The borescope camera is inserted into these holes, allowing us to see inside the cavity and take photos.

5. You will receive a detailed report outlining the findings of the inspection, including any recommendations for remedial action.

4. Once the inspection is complete, we seal the holes with a weatherproof sealant.

Why would I need a cavity wall inspection?

An inspection is important if you are experiencing issues like damp or a cold home, or if you simply want to know if your property has correctly installed insulation. A camera inspection can identify:

– Missing or incomplete insulation: Find out if your cavity is empty or if the existing insulation has slumped or has gaps, which causes heat loss.

– Damp or damaged insulation: See if the insulation has become wet, which makes it ineffective and can lead to damp problems on your internal walls.

– Debris or blockages: Rubble and other debris can create “bridges” for moisture to cross from the outer wall to the inner wall, causing damp patches.
