Judges, Bristol Property Awards 2025
For fast and reliable ventilation testing in Bristol and the surrounding areas, look no further. Our ventilation testing service helps you ensure compliance with Part F of the building regulations (that is key to the completion of any new building development) or ensure that your retrofit is properly ventilated.
As buildings become more airtight for better energy efficiency, proper ventilation becomes even more crucial to prevent the build up of black mould. We often carry out ventilation testing at the same time as air tightness tests to keep costs as low as possible for housebuilders.
For new builds, we offer Part F ventilation testing, a requirement to comply with building regulations for all property developments.
For properties with MVHR systems we offer MVHR commissioning, where we can calibrate your system to use very little electricity. This calibration needs to be carried out by an experienced air tester.
For existing properties, we offer a ventilation survey to assess your existing ventilation system and identify areas for improvement.
Do You Live in Bristol, Bath & North East Somerset or South Gloucestershire? You can save 70% on home energy assessments!
We’ve partnered with Retrofit West to offer 70% off home energy assessments for residents in Bristol, Bath & North East Somerset and South Gloucestershire, funded by the West of England Combined Authority. The voucher applies to our air tightness test, advanced air tightness test (with a whole house ventilation survey) and thermographic survey. Learn more here.

Surveying an active shopping centre is logistically complex, but Building Energy Experts handled it with precision. Their report cut through the environmental variables to provide a clear distinction between maintenance quick-wins, like resealing doors, and the capital investment needed for insulation. It provided the exact technical evidence required to inform our roadmap to an EPC B rating and justify the retrofit budget.
Philip Emsley, UEC Energy – Thermographic Survey
In delivery of the Warm Homes: Local Grant programme in Shropshire, Building Energy Experts (BEE) have acted as invaluable partners to the Council. Their expertise in reviewing installer designs and liaising with our consortium of local installers has ensured the technical compliance and appropriateness of measures installed under the scheme.
Merrick Rose, Affordable Warmth & Energy Efficiency Support Officer, Shropshire Council – WH:LG Retrofit Coordination
The Council’s goal was to find a critical friend that ensures best practice and full PAS2035 compliance under schemes it delivers – BEE have brought this in spades, accompanied with a professionalism and pragmatism that has been indispensable in navigating the nuances and complexities of local authority led, domestic retrofit schemes. I would highly recommend engaging with BEE to any council or social housing provider considering an independent retrofit coordination model.
This entry provides clear evidence across multiple projects where Building Energy Experts has successfully forged strong partnerships, driving innovation and delivering outstanding outcomes.

I should like to say thank you so much to Rich and the team at Building Energy Experts for their efficiency and helpfulness in completing our commercial EPC survey in record time.
Margarita Hamilton, Walton Castle – Commercial EPC
Assessing a historic property like Walton Castle requires real expertise, and your team delivered exactly that. Not only did they complete this survey with a very quick turnaround but they went above and beyond by providing extra information and guidance which has been extremely helpful.
We are delighted with the final result and once again thank you from both myself and the team at Walton Castle.
What a great service you provided! As Self-Builders, with a great deal of red tape/bureaucracy to satisfy, you truly made this a real ‘value-add’ and reasonably priced exercise. We thought we were in reasonably good shape (having taken a lot of care and time on our build), but the checklist provided in advance of the test and the report post test, were really helpful in making improvements to the fabric of the building.
Tim Overton, Self-Builder – Air Tightness Test
Ventilation testing plays a vital part in many building projects. Here’s a brief introduction to the most common variations:
Part F Ventilation Testing Bristol
Ventilation testing is a requirement under part F of the building regulations for all new property developments and is normally carried out right at the end of the project, just before residents move in. While all new build dwellings require a Part F ventilation test, building control does not always ask for it.
MVHR Commissioning Bristol
Mechanical Ventilation with Heat Recovery (MVHR) systems are increasingly being used in energy-efficient buildings as they can be calibrated to use very little electricity. This calibration, called MVHR commissioning, needs to be carried out by an experienced air tester.
MVHR commissioning involves testing and adjusting the fan speed in each fan unit to optimise its performance. Fan flow rates need to be recorded before the system can be certified.
Existing Property Ventilation Survey Bristol
While ventilation testing is mandatory for new builds, it can also be beneficial for existing properties. We can assess your existing ventilation system and identify areas for improvement. This can help you:
- Improve indoor air quality and reduce the risk of mould growth.
- Increase energy efficiency by ensuring your existing ventilation system is functioning properly.
- Create a more comfortable and healthy living environment.
