Our integrated strategy not only streamlined the entire process from design to completion but also led to exceptional results — including a 100% first-time pass rate on all final air tightness tests, ensuring a smooth, delay-free handover for the project.

The Challenge: Avoiding Delays and Ensuring First-Time Passes

Woodstock Homes needed to navigate the complex compliance landscape of the 2021 Building Regulations. This required a partner who could not only perform the final compliance tests but also provide proactive guidance to get the build right from the start.

Our Solution: A Strategy Centred on Early Diagnostics

We were engaged early to provide an end-to-end compliance service, with a strategy built around proactive intervention.

  1. Design-Stage Modelling: We began by delivering design-stage SAP calculations and Part O overheating assessments. This established a clear compliance pathway for fabric efficiency and thermal comfort from the outset.
  2. The Pivotal Step: Diagnostic Air Testing: To de-risk the final testing phase, we carried out a single preliminary air tightness test on one plot earlier on in the build. This diagnostic test provided invaluable, real-world data, pinpointing potential air leakage pathways.
  3. Empowering the Site Team with Actionable Advice: We shared these findings as a clear, actionable report for the site manager. By acting on this advice, the team was able to address potential leakage paths and implement crucial improvements across all other plots, dramatically reducing the risk of failure.
  4. Coordinated Final Testing: With the site team prepared and confident, we returned to complete the final air tightness and ventilation (Part F) testing across all nine properties, scheduled to support an efficient handover.

The Results: Flawless Part L, F & O Compliance

The close collaboration between our consultants and the site team’s execution meant there were no surprises at the final hurdle. The Baily Court development achieved:

Client Feedback

“I had a very positive experience working with BEE from a site perspective very helpful and quick to respond when I asked a question turn around of results was very good. All in all I would use them again very good.”

Dominic Kevill, Site Manager at Woodstock Homes

“We’ve been very impressed with Building Energy Experts on all of our developments. We have found them to be very responsive to our queries and always happy to accommodate any further requests. Their information is always clearly represented, whether that’s in their Sustainability & Energy Statements submitted for Planning or SAP Input Summaries supporting their Design SAPs. I would without doubt, consider BEE, to be one of our preferred Energy Consultants.”

A Partner for End-to-End Compliance

This project highlights the value of an integrated approach to building regulations. By managing the interconnected requirements of Parts L, F, and O under one roof, we prevent data silos between consultants and eliminate last-minute compliance issues at handover. The result is a more efficient, predictable path to completion.

If you’re planning a new development and want a single, expert partner to streamline your compliance with Parts L, F, and O, get in touch today. We’d love to discuss how we can support your project.
